1. Program Description
Ravello Escrow, Inc. operates an SMS/MMS text messaging program to communicate with clients and prospective clients about escrow transactions and related services. By opting in to our SMS program, you agree to these SMS Terms of Service.
This program is administered by Ravello Escrow, Inc., a California licensed escrow company, located at 315 South Beverly Drive, Suite 501, Beverly Hills, California 90212.
2. Types of Messages
Once you have opted in, you may receive the following types of SMS messages from Ravello Escrow, Inc.:
- Escrow transaction updates and status notifications
- Document requests and signing reminders
- Appointment confirmations and reminders
- Closing date and funding notifications
- Customer service responses to your inquiries
- Regulatory notices required in connection with your transaction
- Promotional or informational messages about our Services (only where separately consented)
All messages are sent in connection with escrow services or at your request. Ravello Escrow, Inc. does not send unsolicited bulk marketing SMS messages.
3. How to Opt In
You may opt in to receive SMS messages from Ravello Escrow, Inc. through any of the following methods:
- Completing a contact or inquiry form on our website and checking the SMS consent checkbox
- Verbally or in writing requesting to receive text messages from our staff
- Texting a designated keyword to our SMS number
- Initiating a text message conversation with us
- Other legally compliant consent methods
Consent to receive SMS messages is not a condition of purchase, escrow services, or any other transaction with Ravello Escrow, Inc.
4. Message Frequency
Message frequency will vary based on your transaction status and your interactions with us. During active escrow transactions, you may receive multiple messages per day. Outside of active transactions, message frequency will be significantly lower.
5. Message and Data Rates
Message and data rates may apply depending on your mobile carrier plan. Ravello Escrow, Inc. does not charge any additional fees for SMS messages. You are responsible for any charges imposed by your mobile carrier for receiving or sending text messages.
6. How to Opt Out
You may opt out of receiving SMS messages from Ravello Escrow, Inc. at any time using any of the following methods:
- Reply STOP, END, CANCEL, QUIT, or UNSUBSCRIBE to any SMS message from us
- Email letstalk@ravelloescrow.com and request removal from SMS communications
- Call us at (424) 239-7388 and request removal
After you opt out, you will receive a single confirmation message confirming your opt-out has been processed. You will not receive further SMS messages from us unless you opt in again. To re-opt-in, contact us or text START to our SMS number.

8. Privacy — No Sharing of Mobile Opt-In Data
No mobile opt-in or text message consent will be shared with third parties or affiliates for marketing or promotional purposes.
Your mobile telephone number, opt-in status, and all related consent records will never be sold, rented, shared, or disclosed to any third party for marketing, advertising, lead generation, or any other promotional purpose.
The only circumstances under which your mobile information may be disclosed are:
- To our contracted SMS delivery provider (such as RingCentral) solely for the purpose of transmitting messages on our behalf
- When required by law, court order, subpoena, or regulatory authority
- To protect the rights, property, or safety of Ravello Escrow, Inc., our clients, or others, as permitted by law

9. Supported Carriers
Our SMS program is supported by major U.S. wireless carriers including, but not limited to: AT&T, Verizon, T-Mobile, Sprint, U.S. Cellular, and other participating carriers. Carrier support may vary.
10. Security Notice
Ravello Escrow, Inc. will never request full bank account numbers, passwords, Social Security numbers, or other highly sensitive financial information by SMS/text message. If you receive a message purportedly from us requesting such information, do not respond and contact us immediately at (424) 239-7388.
11. Changes to These SMS Terms
We reserve the right to update these SMS Terms of Service at any time. Changes will be posted on this page with an updated “Last Updated” date. Your continued participation in our SMS program after any changes constitutes your acceptance of the revised terms.
12. Relationship to Privacy Policy
These SMS Terms of Service are incorporated into and subject to our Privacy Policy, which governs all personal information collected by Ravello Escrow, Inc. In the event of any conflict between these SMS Terms and the Privacy Policy, the Privacy Policy shall control with respect to personal information and data practices.
