SMS / Text Message Communications and Mobile Opt-In
Mobile Opt-In Data: No Sharing Policy

3.1 SMS Consent and Opt-In

By providing your mobile telephone number and affirmatively opting in to receive text messages from Ravello Escrow, Inc., you expressly consent to receive SMS (Short Message Service) and MMS (Multimedia Messaging Service) text messages from us. You may opt in to our SMS program by:

  • Completing a contact or inquiry form on our Site and checking the applicable SMS consent checkbox
  • Verbally or in writing requesting to receive text messages from our staff
  • Texting a designated keyword to our SMS number

Message and data rates may apply depending on your mobile carrier plan. Ravello Escrow, Inc. is not responsible for any charges imposed by your mobile carrier.

3.4 Consumer Disclosure

After opting out, you may receive a single confirmation message. You will not receive further SMS messages unless you opt in again. To re-opt-in, contact us or text START to our SMS number.

3.7 No Sharing of Mobile Opt-In Information — Critical Disclosure

Ravello Escrow, Inc. is committed to protecting the privacy of individuals who choose to communicate with us via SMS/text messaging.

No mobile opt-in or text message consent will be shared with third parties or affiliates. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All categories of personal information described in this Privacy Policy exclude text messaging originator opt-in data and consent. Text messaging originator opt-in data and consent will not be shared with any third parties under any circumstances except as necessary to facilitate message delivery by our contracted messaging provider.

Mobile opt-in data and consent — including your mobile telephone number, the fact that you have opted in to receive SMS communications, the nature of the messages you consented to receive, and all related consent records — will never be sold, rented, released, transferred, shared, disclosed, distributed, or otherwise provided to any third party or affiliate for marketing, advertising, analytics, lead generation, promotional, or any other unrelated business purpose.

This prohibition applies without exception and includes, but is not limited to:

  • Marketing partners and advertising networks
  • Data brokers and lead generation companies
  • Affiliate companies and joint venture partners
  • Analytics providers and promotional service providers
  • Any entity not directly required to deliver SMS communications

How We Obtain Consent

Ravello Escrow, Inc. obtains SMS consent through one or more legally compliant methods, which may include:

3.8 Limited Circumstances for SMS-Related Disclosure

The only circumstances under which we may disclose your mobile number or SMS opt-in status are:

  • To our contracted SMS service provider (such as RingCentral or a similar communications platform) solely for the purpose of transmitting messages on our behalf
  • When required by applicable law, court order, subpoena, governmental authority, or regulatory requirement
  • To protect the rights, property, safety, or legal interests of Ravello Escrow, Inc., our clients, or others, as permitted by law

All SMS service providers used by Ravello Escrow, Inc. are contractually prohibited from using customer information for any purpose other than message delivery, technical support, compliance support, and services necessary to provide the SMS communications you requested.

3.9 Supported Carriers

Our SMS program is supported by major U.S. wireless carriers including, but not limited to: AT&T, Verizon, T-Mobile, Sprint, U.S. Cellular, and other participating carriers. Carrier support may vary.

3.10 SMS Security Notice

Ravello Escrow, Inc. will never request full bank account numbers, passwords, Social Security numbers, or other highly sensitive financial information by SMS/text message. If you receive a message purportedly from us requesting such information, do not respond and contact us immediately at (424) 239-7388.

Sharing Information

Except for SMS opt-in information, mobile telephone numbers, text messaging consent records, and text messaging originator data, which are never shared except as necessary to facilitate message delivery, we may share certain personal information in the limited circumstances described below.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

All categories above exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

We do not sell your personal information. We may share personal information, other than mobile opt-in data and SMS consent information, in the following limited circumstances:

  • To communicate with you about your transaction by phone, email, mail, or — where you have provided appropriate consent — SMS/text message, including scheduling reminders, document requests, and status notifications
  • To verify your identity and conduct legally required due diligence, including anti-money-laundering and “know your customer” checks, Customer Identification Program (CIP) requirements, and OFAC screening
  • To comply with legal and regulatory obligations, including those imposed by the California Department of Financial Protection and Innovation (DFPI), the Financial Crimes Enforcement Network (FinCEN), the Bank Secrecy Act, the USA PATRIOT Act, IRS reporting requirements (including Form 1099-S), and applicable federal and state law
  • To maintain required transaction records and fulfill recordkeeping obligations under California Escrow Law (Financial Code §§ 17000 et seq.)
  • To improve, maintain, and personalize your experience on our website, and to understand how visitors interact with our content
  • To send service-related notices, administrative messages, and changes to our Services or policies
  • To send marketing or promotional communications where permitted by law and where you have provided consent, subject to your right to opt out at any time

In the ordinary course of providing escrow services, we share relevant transaction information with parties necessary to complete your escrow, including buyers, sellers, lenders, real estate agents, title companies, notaries, attorneys, and other professionals involved in your transaction.

We may share your information with carefully selected third-party service providers who assist us in operating our business, including:

All service providers are contractually required to maintain the confidentiality and security of your information and are prohibited from using your information for any purpose other than providing services to us.

6.3 With Regulatory and Law Enforcement Authorities

We may disclose your information to government agencies, regulators, law enforcement authorities, or other parties when required by law, court order, subpoena, or regulatory requirement, or when we believe in good faith that disclosure is necessary to protect our rights, your safety, or the safety of others.

6.4 Business Transfers

If Ravello Escrow, Inc. is involved in a merger, acquisition, asset sale, corporate restructuring, financing, reorganization, or other business transaction, your information may be transferred as part of that transaction, subject to appropriate confidentiality protections and applicable law. 6.5 What We Do Not Share

We do not sell personal information to third parties. We do not share personal information with third parties for their own direct marketing purposes without your explicit prior consent. We do not share your mobile phone number, SMS opt-in information, or text messaging originator data with third parties for marketing or promotional purposes under any circumstances.

Data Retention

We retain personal information for as long as necessary to fulfill the purposes for which it was collected, including to satisfy legal, accounting, regulatory, reporting, transaction, and compliance requirements.

As a licensed California escrow company, we are subject to record-keeping requirements under California law and applicable regulations. Transaction records are typically retained for a minimum of seven (7) years following the close of escrow. SMS opt-in and opt-out records are retained for a minimum of five (5) years, or longer where required by law, regulation, carrier requirements, dispute-resolution needs, or compliance obligations.

Retention periods may vary depending on:

  • The nature of the information and the purpose for which it was collected
  • Applicable legal and regulatory requirements
  • Transaction recordkeeping obligations

We will respond to verifiable consumer requests within 45 days of receipt. If we require more time, we will inform you of the reason and extension period (up to an additional 45 days). We may need to verify your identity before processing a request.

9.3 Shine the Light Law

California Civil Code Section 1798.83 permits California residents to request information regarding our disclosure of personal information to third parties for direct marketing purposes during the preceding calendar year. We do not disclose personal information to third parties for their direct marketing purposes.
