Opening Escrow

Your real estate agent will begin the process by opening escrow.

This initial communication sets the foundation for a seamless transaction.

Be Prepared to Provide Personal & Title Details

To properly process the file, we’ll request essential information, including details about:

  • Your marital status
  • How title is currently held
  • Identification for all individuals listed as owners

If the property is held in a Trust, you will need to provide a copy of the Trust document. A bank account must also exist in the name of the Trust in order to disburse final proceeds at closing.

Completing Required Documentation

One of the first documents you’ll receive is the Statement of Information, which verifies identity and prevents title issues. While the form may include repetitive fields, it must be completed fully and returned promptly. Timely paperwork is critical to keeping the transaction on schedule and meeting contractual deadlines.

Providing Property-Specific Information

If applicable, please be ready to supply full details related to:

  • Your mortgage or payoff information
  • Solar agreements or leases
  • Homeowners Association (HOA) accounts

If your property is part of one or multiple HOAs, there are typically up-front fees for HOA documents, and these must be ordered immediately after escrow opens to keep the timeline on track.

Final Steps & Closing

Once all contract conditions have been met, required signatures are completed, and the buyer’s funds have been received, Ravello Escrow will prepare the file for recording with the title company.

After recording is confirmed:

  • We’ll notify both real estate agents
  • The agent will coordinate key exchange between buyer and seller
  • The transaction will officially close

At that point, your proceeds are disbursed, and the sale is complete.
